The decision layer for housekeeping + F&B operations.

Room-turn density, alcohol-service currency, pool-operator certification, cross-property shift markets. MAIA reads what your PMS, housekeeping ops, and HRIS already know — and resolves the operational decision before guest comps and 1-star reviews.

NoteDesigned to integrate with the systems your hotel already runs — Opera / Mews PMS, Hotsos / Knowcross housekeeping ops, UKG Pro / Hotelkit HRIS, Toast / Square F&B. Alcohol-service rules are encoded per state (TIPS / RBS / ServSafe). Connector scope is set during pilot kickoff.
01 · Operator PainThe cost of decisions made in the dark

Hospitality runs on judgment calls that cost too much.

The signal exists in your systems. The decision doesn’t. Operators absorb the cost.

$62
per suite per day in delayed-checkout fees + guest comps when housekeeping turns slip
AAHOA + AHLA labor benchmarks
$8K–25K
state-board fine if alcohol cert lapses mid-event (state alcohol commission · TIPS / RBS / ServSafe)
$200–500
per day in pool-closure comps + 1-star reviews when CPO cert lapses (state health department · NSPF/PHTA)
70%+
annual voluntary turnover for housekeeping; biggest driver: schedule unpredictability + walking distance
02 · Use CasesWhat MAIA proposes

Three operating patterns we run for you.

Each one runs continuously: a signal arrives, MAIA drafts the decision with evidence, the writeback lands in the system your operators already use.

  1. 01 · HOSP-TURN-DENSITY

Redistribute room turns before turn-time creeps.

SignalHousekeeper is on her 7th consecutive room of a 9-hour shift; Hotsos shows turn time has crept from 22 min → 31 min over the last three rooms; PMS shows three 14:00 check-ins waiting on suites she's assigned.
DecisionHand off the next two suites to a housekeeper coming on at 12:30; offer the original housekeeper a 25-minute paid break before the final two assignments; pre-page front desk with the revised checkout-to-check-in window.
WritebackHotsos task reassignment · Opera/Mews PMS room status updated · UKG break-segment adjusted · front-desk Slack channel pinged with ETA delta
  2. 02 · HOSP-ALCOHOL-CERT

Block a sommelier whose TIPS lapsed.

SignalSommelier scheduled to pour at a $40K F&B catering event tomorrow night; Compliance Sentinel detects TIPS expired Sunday and not renewed.
DecisionBook emergency 90-minute online TIPS recertification (state-approved provider) for tomorrow morning; identify two backup current-cert sommeliers from the property + sister property within the chain; pre-arrange backup if recert isn't completed by 16:00.
WritebackHotelkit training enrollment · UKG cert tracker updated · backup pool notified · F&B director Slack alert · finance accrual for emergency cert premium
  3. 03 · HOSP-POOL-CPO

Prevent pool closure from CPO cert lapse.

SignalPool operator (Certified Pool Operator) currency expires Friday; no other current-cert operator on the rota for Saturday — pool would have to close by state health code.
DecisionQueue NSPF / PHTA recert for the operator before Friday's shift; cross-train a second operator from the maintenance team starting Monday for redundancy; hold a 24-hour comp-budget reservation as fallback.
WritebackHotelkit cert tracker · pool-closure-prevention SOP updated · maintenance training schedule · finance comp-budget reservation
03 · ComplianceBuilt for operators who answer to inspectors

Audit-grade. Sovereign-ready.

Built so your auditor doesn’t have to take our word for it. Every decision lineage is replayable end to end.

Alcohol service alignment.

TIPS, RBS, ServSafe Alcohol, and state-specific alcohol-service certs tracked at the staff level. Refuses to propose shifts that lack current cert.

Pool / spa operations.

NSPF / PHTA Certified Pool Operator currency tracked. Refuses to propose pool ops without current-cert operator.

Food-handler currency.

State-by-state food-handler permit currency tracked; F&B shifts blocked if expired.

Wage-and-hour audit trail.

Decision lineage reproducible per shift, per associate. Hotel-and-restaurant-association compliant.

04 · PilotTwo weeks · One workflow · Real outputs

See it on your data in two weeks.

One workflow, one tenant, one decision pattern. Real outputs by week two — or it’s free.

  1. Scope

A typical hospitality pilot covers one property (limited or full service, 150–800 rooms), two to three flows from {turn-density rotation, alcohol/pool cert renewal, cross-property shift fills, F&B coverage forecasting}. We integrate with your PMS (Opera/Mews), housekeeping ops (Hotsos/Knowcross), HRIS (UKG Pro/Hotelkit), and F&B (Toast/Square).

    01
  2. Success

Defined against your existing baseline. Zero alcohol/pool-cert lapses over the pilot window. Housekeeping comp reduction of 25–40% via turn redistribution. First production writeback to your PMS or housekeeping ops by week three.

    02
  3. Timeline

Week 1, connectors and per-state alcohol/pool ruleset configuration. Weeks 2–3, sandbox decisions and first writeback in non-production tenant. Weeks 4–8, expand from one property to portfolio. Weeks 9–12, production graduation review with your VP Hotel Operations and Director of Rooms.

    03
  4. First Decision

Target, the first MAIA-authored decision lands in Hotsos or Opera within 21 days of kickoff. Cert-aware decisions live by week six.
